Our exclusive portfolio currently features luxury villas in some of Jamaica’s most sought-after destinations, including Ocho Rios, Great River Private, and Rose Hall. Each villa is meticulously selected for its stunning views, secure gated environment, and proximity to local attractions, ensuring a truly immersive Caribbean experience.

7. What is your cancellation policy?
Our cancellation policy depends on the season and villa booked. Please review the policy for your specific villa at the time of booking, but here is a general guide:
High and Low Seasons
A 25% deposit is required to confirm reservations during regular high and low season dates. The balance is due 60 days before arrival.
Cancellations made within 60 days of arrival are non-refundable.
Cancellations made 60 days or more before arrival will be refunded, less a 20% cancellation fee.
Christmas and New Year’s Weeks
A 50% deposit is required to confirm reservations. The balance is due 120 days before arrival.
Cancellations made within 120 days of arrival are non-refundable.
Cancellations made more than 120 days before arrival will be refunded, less a 20% cancellation fee.
Thanksgiving Week
A 50% deposit is required to confirm reservations. The balance is due 90 days before arrival.
Cancellations made within 90 days of arrival are non-refundable.
Cancellations made more than 90 days before arrival will be refunded, less a 20% cancellation fee.
Non-Payment of Balance
Failure to pay the remaining balance by the due date may result in the cancellation of your reservation. In such cases, deposits are non-refundable, whether the cancellation is initiated by Caribbean Villa Escapes or the villa owner.
We strongly recommend purchasing travel insurance to protect your reservation in the event of unforeseen circumstances.
8. Do you offer travel insurance?
While we do not directly offer travel insurance, we highly recommend securing coverage to protect your travel investment. Our team can guide you to reputable travel insurance providers to ensure you’re covered in the event of unexpected changes, cancellations, or emergencies.
9. Is There a Security Deposit or Damage Fee?
A US$149 Accidental Damage Waiver Fee applies to your reservation. This waiver is designed to give you peace of mind during your stay and covers accidental damages up to US$3,000. It replaces the need for a large upfront security deposit.
For select villas, such as those at the Tryall Club, a refundable security deposit may also be required at check-in and will be collected by the property’s front desk. If no damage occurs, this deposit will be fully refunded. If damage does occur, we will reimburse up to $3,000 under the waiver coverage.
10. How do I get to the villa?
Most of our villas are easily accessible from nearby airports. We partner with trusted local transportation providers to offer seamless airport transfers and personal chauffeur services throughout your stay, ensuring a stress-free arrival and exploration of the island.
11. Are pets allowed in the villas?
Pet policies vary by villa. Some properties are pet-friendly, while others may have restrictions. Please let us know if you plan to bring a pet, and we’ll help you find a suitable villa that accommodates your furry friend.
12. What if I need assistance during my stay?
Our team is available to support you with general inquiries during your stay, such as property-related issues or urgent concerns.
For personalized services such as tour bookings, transportation, spa appointments, or other tailored experiences, our Concierge Service is available at an additional cost. This premium service is designed to elevate your stay and ensure every detail is taken care of according to your preferences.
13. How far in advance should I book?
We recommend booking as early as possible, especially for peak travel seasons (e.g., holidays, summer, and winter). Popular villas can fill up quickly, so early booking ensures you secure your preferred dates and villa.
14. Can I see more photos or videos of the villas?
Yes! Each villa listing on our website includes a gallery of high-quality photos and, in some cases, videos or virtual tours. If you’d like additional details or a virtual walkthrough, feel free to contact us.
